Bookings
If you are advertising your property on platforms such as AirBnB, Booking.com or Book A Bach, we recommend you keep two days free either side of bookings. This gives more options to us as your cleaners to be able to schedule cleaning. We suggest you check we are able to clean for you before you accept your guest booking.
Minimum Stay
Ideally you should set your minimum stay as two nights. Financially it may not stack up for you to accept single night stays, once you take into account your administration, cleaning etc.
Cleaning Charge
Our approximate cleaning durations are noted on our website. As a guideline Bachclean’s minimum clean time is 2 hours. A small two bedroom bach would be 2 hours. A three bedroom two bathroom property is 2.5-3 hours. A four bedrooms 2 bathroom two living area property 3-5 hours. Cleaning varies obviously on how the property has been left by your guests, and linen requirements etc. Owners generally take into consideration their nightly tariff when deciding what to charge their guests for a cleaning fee.
Linen Charge
You can suggest your guests bring their own linen, or offer linen to be included (generally charged at $10 a head) for sheets and towels. Our cleaners will wash and dry what they can on-site during their cleaning time, however may have to take linen off-site to launder. This is charged for at our standard hourly rate.
Bedding
We suggest you invest in good quality pillows, have two sets of pillow protectors, two sets of mattress protectors, two sets of duvets, sheets and pillow cases.
Darker coloured sheets and duvets are more forgiving.
An aircell blanket on beds with a coverlet, are much faster for cleaners to make up and also a nice balance for warmth for your guests.
If you do have duvet inners and covers, we recommend these are washed every third guest stay to keep them fresh and clean.
Towels
We suggest you provide bath towels, face cloths, hand towels and beach towels.
Darker coloured towels are more forgiving. Especially face cloths, which often get stained from makeup etc.
Security / Access
A lockbox is the best option for leaving a key for cleaners/tradespeople/guests. You may want to consider a lockbox for which the code can be changed though most of our clients just have a standard lockbox.

We will contact you immediately to advise you of any damage or maintenance issues we have sighted.
We have good connections with reliable plumbers, electricians, plasterers, painters, and can offer assistance with co-ordinating tradespeople.
